You might’ve noticed we skipped last week’s blog and newsletter 😅—and that’s because I took a short but sweet break with my Family for a much-needed getaway to Cebu and Bohol! ✈️🌴 —because even your favorite real estate agent needs a beach break! 🌊🍹

From island hopping, beach lounging, and devouring way too much Food, to the Bohol Bee Farm ice cream I’m still dreaming about 🍦—it reminded me how good life can feel when things slow down and you're surrounded by beauty.

Of course, no family trip is complete without a little drama: our morning flight to Cebu got cancelled and moved to the evening, so Day 1 turned into a full-on airport adventure—complete with snack negotiations, delayed naps, and extra coffee for hubby. ☕😅 But hey, what's a trip without a plot twist, right?

We spent our vacation at the beautiful Henann Resort Alona Beach Bohol, and honestly… it was exactly what my soul needed.

Henann Resort has the longest beachfront in Alona beach measuring up to 120 meters of powdery white sands. Apart from having the most space, the resort is also located in the less busy part of the strip, which makes it the perfect location for a little bit of buzz and relaxation at the same time.

From three crystalline pools to the beachfront views and endless buffet breakfasts, it was paradise on every level. Each swimming pool features its own bar that delivers a more unique and pampered experience.

  • Signal of spending power. Premium brands like Radisson Blu and Landers only follow strong middle‑class and MICE (Meetings, Incentives, Conventions, and Exhibitions) demand. Their entry mirrors Cebu’s 2016 pivot from “emerging” to “established”.

  • Multiplier effect. High‑end hotels fuel meetings, exhibitions and tourism; membership superstores anchor new commercial belts, driving foot traffic and land values around them.

  • Timing sweet‑spot. Cebu’s condo prices jumped ~25 % within two years of its luxury‑hotel boom. CDO sits one cycle behind, with comparable infrastructure coming online in 2025‑27.

Start with your goal: Are you buying to live or to invest? If you're end-user, focus on RFO or pre-selling homes and condos in Uptown areas close to key roads, schools, and upcoming commercial centers before new roads finish. Lock fixed‑rate loans now; BSP is expected to ease only modestly in 2026. Prepare for higher HOA dues in township projects.

🔑 Seller / Landowner

If you’re not in a rush, hold until 2026. Prices in Uptown and other growth zones will likely increase as infra and commercial projects are completed. Need cash sooner? list before major project handovers in late 2025—they raise surrounding comps but also add competition. Invest in minor upgrades (solar, smart locks) that fetch 3‑5 % premium and cut DOM (days-on-market) by weeks or months. For big raw lots with a potential for Commercial Development, consider joint‑venture or lease‑to‑develop agreements until 2027 instead of a rushed sale.

📈 Investor

Diversify across growth hubs even with a modest budget.

Tourism + yield: You might like an Airbnb-ready studio in Mactan or Panglao.

Urban appreciation: Get into pre-selling condo projects in Uptown CDO while prices are 15–20% below Cebu’s levels to ride 25‑30 % appreciation by turnover 2028.

Land banking: Buy residential lots in Pueblo, Indahag, or Upper Balulang for capital growth as access roads expand. Watch zones near Landers, Radisson Blu, or SM Uptown — these are future value hotspots.

After spending a few days by the sea in Bohol and Cebu Safari, Cebu, I’m still daydreaming about waking up to the sound of waves, with my husband sipping coffee with an ocean breeze, and ending the day with a sunset view.
